Planning Board

The Planning Board reviews and approves subdivisions (major and minor), changes in existing lot lines and site plans. Site plan review is required for any proposed construction of a single-family residence or accessory structure which is on land with a waterfront or within 200 feet of a wetlands or contains freshwater, brackish or tidal wetlands. 

Exceptions:

  • Exterior alterations or additions to existing structures which would not increase the square footage of the existing structure by more than 10%; and/or
  • Interior alterations and ordinary maintenance of existing structures

Meetings

  • The Planning Board meets the 3rd Monday of each month. Meetings start at 4:30pm. 
  • Applications are reviewed by the Building Inspector and Planning Board's Environmental Consultant prior to being placed on the Planning Board's agenda. Incomplete applications will be returned to the applicant. 

Shoreline Management Solutions
The Planning Board will now review all applications for permits to install shoreline management solutions to protect waterfront properites from flooding and erosion.  Applications for these permits are listed below.  They can also be found on the Building Department page and forms button on the home page.

Agendas, Resolutions & Minutes
Agendas are available approximately 1 week prior to meetings. Resolutions are available the day after the meeting. Minutes are available once approved, generally following the next scheduled meeting.
