Frequently Asked Questions

How long is my building permit valid? 
Building permits expire if work is not commenced within 6 months of the date of issuance or has not been completed within 12 months after the date of issuance.  For good cause shown, an extension of either date may be issued for no more than two consecutive 90-day periods. Requests for extension must be made in writing, prior to the expiration date. 

A building permit which has become invalid or which has expired may be renewed for an additional year upon application by the permit holder, payment of the original building permit fee, and approval of the application by the Building Inspector. Updated insurances and contractor information must be provided at this time.

What are the permitted construction hours?
Construction is permitted M-F 7am-7pm, excluding State & Federal Holidays. 

Can I install a fence on my property?
4' fences are permitted within the Village. A permit is required for fences proposed on, or within 4' from any property line. 
Deer fences are permitted but require a building permit and must meet additional setback requirements (10' from the side & rear property lines, and cannot extend closer to the street than the house).

What is required for a pool application?
A building permit is required, along with proposed survey and cut sheet (section) of the pool showing separation from ground water. The survey must show the proposed pool & patio (with setbacks & dimensions), pool fence, pool equipment and drywell(s). The pool equipment and pool patio must meet the required pool setback outlined in Section 163-10E(8)(b).

Do I need a permit to replace my roof?
Yes. A building permit application is required, along with contractor's information & insurances. 

What are the setbacks for a generator?
Generators must meet the required accessory setback and require a building permit. The BARHP reviews all generator applications and typically requires evergreen plantings to screen the generator.

Can I submit my application electronically?
No, the Village does not accept digital submissions. All applications must be accompanied by payment of the applicable application fee (cash or check, made payable to Village of North Haven).  

What are the fees to obtain a building permit?

  • There is a non-refundable application fee of $125. 
  • Permit fees are calculated based on what is proposed and will be determined when the permit is being processed. 
  • A Certificate of Occupancy fee of $125 is collected when the CO application and final paperwork is submitted.

What is the difference between lot coverage and FAR?

  • Lot coverage is the footprint of all impervious material and structures on your property.  Walkways & patios set in concrete are included in lot coverage. Driveways that have compacted RCA, oil & stone, or ashpalt are included in lot coverage. 
  • Any structure with a roof is included in FAR - dwellings, garages, accessory buildings, porches, pavilions.
